What's Included in a Pump-Out
- Locate and uncover the access lid (if not on a riser at grade)
- Full pumping of liquid + solids from all chambers of the tank
- Visual inspection of the tank interior, baffles, and inlet/outlet pipes — we tell you if we see problems forming
- Off-site disposal at a permitted treatment facility
- Written service record with date, gallons pumped, and condition notes
- Recommended next-service date based on your tank size and household usage
How Often Should Your Tank Be Pumped?
The textbook answer is every 3 to 5 years for an average household. Real-world McNairy County homes vary:
- Smaller household (1-2 people), 1,000-gallon tank: closer to 5 years is fine
- Average family (3-4 people), 1,000-gallon tank: every 3-4 years is the sweet spot
- Larger family (5+), big water users, garbage disposal: every 2-3 years
- Vacation or rental property: at least every 3-5 years even if usage is light, because solids still settle
- Commercial property: annually or more often depending on usage
Why Pumping Matters So Much
The job of the septic tank is to let solids settle to the bottom (sludge) and grease/oils float to the top (scum). The middle liquid layer flows out to the drain field where soil bacteria finish the treatment job.
When the sludge layer gets too thick (because the tank hasn't been pumped), solids start flowing out into the drain field. That clogs the field. Drain fields rarely recover from heavy solids contamination. Replacement is the only fix, and it's the most expensive part of a septic system to replace.
Pumping a tank is cheap. Replacing a drain field is not. The math is obvious.
Warning Signs You Need Pumping Sooner
- Slow drains throughout the house (not just one fixture)
- Sewage smell in the yard or near the tank
- Wet spots over the drain field
- Gurgling sounds from toilets when other fixtures run
- It's been more than 5 years since the last pumping
